Step Two – Pre-Inspection Agreement
Once we’ve discussed the details, the next step is to sign a pre-inspection agreement. This document outlines the scope of work, fees, involved parties, reporting processes, timeline, limitations, dispute resolution, disclaimers, and state compliance. It ensures transparency and sets clear expectations for your home inspection.
Step Three – Coordinate With Realtor
In this step, it’s essential for the buyer to coordinate with their realtor to ensure smooth access to the entire property during the inspection. Your realtor will help arrange access to all areas and confirm that all utilities are on, including water, electricity, and gas. This ensures that we can conduct a thorough inspection and identify any potential issues effectively.
Step Four – Inspection Day
On the day of the home inspection, I will conduct a thorough assessment of the property in accordance with New Jersey’s Standards of Practice, which can be found here. This includes evaluating key systems such as plumbing, electrical, HVAC, and structural components. All information is recorded in the field via tablet and a proprietary home inspection software. I’ll provide a detailed examination to identify any potential issues, ensuring you have a comprehensive understanding of the property’s condition. Step Five – Report
After the inspection, I’ll finalize the detailed report in my office and send it to you within 24-48 hours.
